Think there is a bit more work to it than that bud, change of use isn't straight forward and keeping your local planning office happy isn't the easiest.

looked into it buddy because of a friend wish to buy a water tower and the main issue of changing from commercial to res is the building has to be out of commercial use for 6 months or more.
The rest will be about building regs which building any house or extension will have to conform to and thats mostly common sense.

I'm a Quantity Surveyor in Construction and have dealt with this stuff in the past. To be fair the change of uses I've looked at have been on a grander scale and most definitely push the planners. What I hadn't realised was the recent change in the town and country planning order 2013 (October), where they have eased off on previous acts to encourage more options that doesn't resort to new builds and greenfield sites. Offices (Class B1(a)) to Dwellings (Class C3) is very straight forward now. But from Commercial and agricultural buildings aren't as straight forward, but definitely some slack from the government now. It'll be down to individual councils and as I said keeping the planning office happy, they're the ones who will have to approve it after all.

Definitely have a go, anyone. You could end up with one amazing home and space for little outlay. Get your @rses on Grand Designs!
